POLICIES Blackinton Manor is a small B&B with a limited number of rooms. Due to our small size and the fact that we do not overbook like large hotels cancellations and changes made to arrival and departure dates affect us significantly. Please read and understand our cancellation policy: Rates are Double Occupancy. Each additional person is $45.oo per day. Massachusetts Lodging Tax 11.7% additional. Blackinton Manor is a Non-Smoking B&B. No Burning of Candles or Insense is allowed. Guests credit card will be subject to a $250 charge for deodorizing services. Any damages incurred by guest will be subject to fees for repair and/or replacement of damaged items. Signature at time of registration authorizes the aforementioned services. We cannot accommodate guest Pets. Well-behaved children age 12 and older are welcome. Children age 18 and under not to be left unattended. Guests requesting visitors must notify Innkeepers prior to visitors arrival. Reservations are held by Credit Card. Upon Arrival, Payment by Cash, Traveler's Check, AMERICAN EXPRESS, VISA or MASTERCARD. DEPOSITS: Pre-payment equal to 1 night lodging including tax or One Half of Entire Stay, whichever is greater, is taken prior to reserved date to guarantee reservation. Full deposit is taken if reservation is 14 days or less prior to arrival. Some exceptions may apply. CANCELLATION POLICY: If cancellation is made fourteen days(*) or more prior to arrival, deposit will be returned in full. If cancellation is less than fourteen days, any rooms which we can rebook will be refunded minus a $35 processing fee. No shows billed at full rate. (*)Pre-Determined Conditions pertain to Special Events: Williams Graduation/Reunion/Parents Weekend, MASS MoCA and/or Tanglewood, Extended Stay, Whole House booking require a deposit (non-refundable) and/or prepayment in full. If you cancel with less than the required notification, your credit card will be charged for the full balance of nights reserved. No refund on early departure. No credit for cancellation. GUEST ITEMS: Guest belongings will be shipped at owner's expense minimum charge of $25.00. CHECK-IN 3:00 p.m. – 6:00 p.m. Late arrivals require pre-notification. Check-in after 10:00 p.m. will incur a fee of $25. No arrivals after midnight, and there will be no refund for that night's accommodation. CHECK-OUT 11:00 a.m. Late Check-outs, after 11:00 a.m., will incur a $25.00 per hour charge. MINIMUM STAY REQUIREMENTS: May - November & Holidays 2-night minimum on weekends. Friday, Saturday, Sunday constitutes weekend rates. Holiday Weekends, Weekend Rates Prevail. . Special Events, Extended Stay & Whole House Booking: Inquire about minimum stay and/or other pre-existing conditions. No Discount on Special Event Weekends. Premium Rates may apply.
