Massachusetts State Lodging Tax 9.7% is additional. Blackinton Manor is a Non-Smoking B&B. Burning of Candles or Insense in guestrooms or on premise is strictly prohibited. Guests credit card will be subject to a $250 charge to their credit card for deodorizing services. We cannot accommodate guest Pets. Children age 8 and older are welcome. All Reservations Can Only Be Held Held with Credit Card.(*) Upon Arrival, Payment by Cash, Traveler's Check, Money Order or VISA / MASTERCARD. CANCELLATION POLICY: If cancellation is made fourteen days or more prior to arrival, deposit will be returned in full. If cancellation is less than fourteen days, any rooms which we can rebook will be refunded at 90%; all no shows will be billed at full rate. Some special weekends/events/whole house booking (Williams/MCLA) may require prepayment in full. Event Weekends may have pre-determined conditions of stay, please inquire. GUEST ITEMS: Guest belongings will be shipped at owner's expense minimum charge of $25.00. CHECK-IN is 3:00 p.m. – 6:00 p.m. Late arrivals require pre-notification. Check-in after 10:00 p.m. will incur a fee of $25. No arrivals after midnight, and there will be no refund for that night's accommodation. CHECK-OUT is 11:00 a.m. Late Check-outs, after 11:00 a.m., will incur a $25.00 per hour charge. MINIMUM STAY REQUIREMENTS: May - November and Holidays 2-night minimum. Holiday Weekends, Weekend Rates Prevail. Special Event Weekends: Inquire about minimum stay and/or other pre-existing conditions.
